RENTAL AGREEMENT FOR 5 BR/5BA LAS CONCHAS HOUSE P1

Rental Contract for a vacation rental house in Puerto Penasco also known as (Rocky Point), Mexico .  Located in the community of Las Conchas. Pictures located on our website at

The house is a five bedroom, 5 bath unit located directly in section 2 lot 281 of Las Conchas in the town of Rocky Point (Puerto Penasco). The house has a 4 car garage.  Two of the garages are exclusively for the owners but two of the garages are available for you as a renter to use.   There are multiple TV’s, VCR’s, CD players, and DVD players.  The kitchen is stocked with cookware and silverware and dishes.  There is a propane barbecue and patio furniture.  There are 3 fireplaces.  You might want to bring your own wood.  Wood down there is scarce. There is air-conditioning, and heating.  This house was built brand new in 2006. There is a coffee maker and blender for your convenience too. All towels and bedding are included.

There is also a cleaning fee of $100 which is charged to the renter whether the stay is one night or multiple nights.  Total is $100.

A deposit of $600 is required in advance for security and damage assurance.  This deposit will be refunded if, after inspection of the property, all is in good condition with nothing missing and nothing damaged, nor is there any excessive cleaning necessary nor have their been any complaints about excessive noise and also the keys have been returned.  Please make a separate check for this amount.

 

Payment for rental is made as follows: 50% is due at time of reservation and balance is due 30 days prior to your stay.  Cancellation policy:  If you cancel more than 60 days prior to your arrival date you will only be charged $100.  If less than 60 days but more than 30 days, you will be charged 50% of the rental fee.  If less than 30 days you will be charged the entire amount.

 

The only thing you need to bring are your clothes and beach towels. All other linens are provided. Four bedrooms have king sized beds.  The fifth bedroom has two bunk beds that have doubles on the bottom and singles on top.  There is a TV room with a sofa sleeper and the great room also has a sofa sleeper.

 

Check in is at 3:00pm or later and check out time is at 11:00 am.  Make sure all doors and windows are closed and locked when you leave.  Be sure all lights and A/C units are off.

 

Keys: Key pick up and/or if you have problems during your stay, our property manager is Seaside Reservations. Located on the main road as you enter town.  The main road is called Avenue Bonito Juarez.  They are located about one mile after the first traffic light on the way into town, on the right side of the road.  It is a bright orange and blue building. Tell them you are guests of Steve Utter in the rental house in Las Conchas in section 2 lot 281. They are open from 8:00am to 10:00 pm Mon thru Sat and open 10:00am to 6:00pm on sundays. Water and electricity:  Electricity is rarely a problem.  It is 110 volt same as the US system.  Your electric devices will work fine.  However it is possible to be without power for a short period of time. This occurs even in the US from time to time and we are not responsible for power outages.  Water can be a problem in Puerto Penasco.  We have a 1000 gallon storage tank in the unit and when small parties of 8 people or less stay at the house there are usually no issues.  However the city frequently shuts water off to parts of town for two or three days at a time and you are then dependant on the 1000 reserve tank.  Keep an eye on this tank located in the garage especially when you are a larger party of 8 or more people who like to take long showers and especially on busy weekends or during Spring Break.  Check the tank at least once a day to see how your usage is comparing to the replenishment of the tank.  It is in the ground in the garage.  In an emergency our property manager can deliver a water truck for a fee.  Sometimes you can request a wter truck delivery at the guard shack also for a fee.  You should not drink the water from the tap.  You can buy bottled water from all over town which is purified and safe to drink.


RESTRICTIONS.

NO SMOKING.  SMOKING IS STRICTLY PROHIBITED.  IF SMOKING OCCURS DURING YOUR RENTAL PERIOD, THE DEPOSIT WILL BE KEPT AND USED TO HAVE THE DRAPES AND FURNITURE FUMIGATED.

YOU MUST BE AT LEAST 25 YEARS OLD TO RENT THIS PROPERTY.

NO FIREWORKS.  BOTH THE LAS CONCHAS COMMUNITY AND THIS RENTAL AGREEMENT STRICTLY PROHIBIT THE USE OF FIREWORKS EITHER AT THE HOUSE OR ON THE BEACH.  FIREWORKS ARE DANGEROUS.  THEY ARE ALSO NOISY AND INCONSIDERATE TO OTHERS.  NOT ONLY WILL YOU LOSE YOUR DEPOSIT IF YOU SET OFF FIREWORKS BUT YOU MAY BE EVICTED AS STATED IN THE RULES OF THE LAS CONCHAS COMMUNITY AND THIS AGREEMENT.
 
NOISE AND PARTIES. MANY OF OUR NEIGHBORS LIVE IN THEIR HOMES FULL TIME.  PLEASE BE REPSECTFUL OF THEM AND KEEP NOISE TO A LOW LEVEL AT ALL TIMES OF THE DAY BUT ESPECIALLY AT NIGHT.  AFTER 11:00 PM KEEP THE NOISE FROM PARTIES DOWN AND LIMITED TO INDOORS.  PLEASE DO NOT PARTY OUTSIDE ON THE PATIO AFTER 11:00 PM. SECURITY PATROLS FREQUENTLY AND NEIGHBORS DO COMPLAIN.  YOU MAY BE EVICTED IF PARTYING IS TOO LOUD.  IF LAS CONCHAS SECURITY COMES TO THE HOUSE MORE THAN ONCE THEY WILL CALL THE POLICE. AND YOU WILL LOSE YOUR DEPOSIT.
 
EVICTION:  EVICTION MAY OCCUR IF YOU ARE PARTYING TOO LOUD AND NEIGHBORS COMPLAIN.  YOU MAY ALSO BE EVICTED IF YOU USE FIREWORKS. AND IF EVICTED YOU WILL NOT RECEIVE A REFUND ON THIS RENTAL AGREEMENT EVEN IF YOU HAVE JUST BEGUN YOUR STAY. LOSS OF USE OF THIS PROPERTY DUE TO NOT FOLLOWING EITHER OF THESE TWO RULES WILL NOT CONSTITUE GROUNDS FOR A REFUND.   


We recommend you get auto insurance for your car which can be purchased for about $15.00 per day on your way to Rocky Point.  The town of Ajo, Arizona located half way between Gila Bend and the Mexican border has several well marked places that can sell you this insurance.  It is mandatory to have insurance in Mexico and if you have an accident without proof of insurance the penalties can be significant.

 

Driving Directions: Once you are in Rocky Point you will be on Avenue Benito Juarez which is the main road through town. Continue on the main road about two miles and you will come to a pedestrian bridge that crosses the road at calle 13. (

13th street
)  this pedestrian bridge has a lot of big signs directing you to different locations.  Continue straight ahead on Benito Juarez for 3/10 of a mile and you come to a big sign that says Las Conchas.  Turn left there on that street which is Fremont street and go about 1.2 miles to a sign that says Las Conchas and turn right.  Go about 9/10 miles and you will come to a left turning bend and right after the turn you will go thru a guard gate.  After the guard gate go exactly 2.1 miles. To a sign that says section 12 & 13.  Turn right. Go about 100 yards to a “T” and turn left.  It bends to the right.  Stay on this road about 1/10 miles coming as close to the ocean as you can.  You will come to a stop sign. Turn left and keep as close to the ocean as you can for about 1/10 mile.  You will come to our house on the left with a 4 car garage.  Section 2 lot 281.

If your rental is more than 60 days away, 50% of the rental amount is due now.  If less than 60 but more than 30 days the entire amount is due along with the deposit.
